A more2life drawdown is a reserve held back when a lifetime mortgage starts and taken later in stages. It is not guaranteed, and only some plans offer one.
Searching for a more2life drawdown usually means one of two things: you already hold a plan and want to know how to ask for more of the money, or you are deciding whether a reserve beats a single lump sum. This page covers both. Weighing a more2life reserve against a lump sum? A no-cost phone call with an FCA-authorised equity release adviser comes from sending the form on this page.
For the general mechanics see equity release drawdown; the rate more2life charges is in more2life equity release rates.
Which more2life plans include a drawdown reserve?
Of the plans below, Flexi, Horizon, Tailored and Maxi can include one; Apex and Omni cannot. more2life describes the feature this way: "If your lifetime mortgage included a drawdown facility (also known as a cash facility or reserve), you received an initial lump sum, with additional funds held in reserve for later use."
| Plan | Guide | Reserve? | Smallest withdrawal |
|---|---|---|---|
| Flexi | M2L486.13 (11/25) | Yes; none on Flexi Interest Reward | £2,000 |
| Horizon | M2L852.2 (11/25) | Drawdown version only | £500 |
| Tailored | M2L507.23 (11/25) | Yes, with an unused cash facility cap of £200,000 | £500 |
| Maxi | M2L479.11 (11/25) | Drawdown version only, with a minimum facility of £5,000 | £500 |
| Apex | M2L543.11 (03/26) | No | Not applicable |
| Omni | M2L814.11 (10/26) | No | Not applicable |
If less than the smallest amount is left in a reserve, the guides say the whole remainder is taken in one go. Your own loan offer is what fixes your reserve.
How do you ask for money from a more2life reserve?
You make a drawdown request, quickest online according to more2life, and it is checked against the lending criteria in force at that time. Access is subject to minimum amounts and criteria, so a request is not automatic approval.
- Request. The Drawdown team contacts you to confirm it, and on a joint plan speaks to both policyholders.
- Checks. These cover personal details, your reason for the request and the current lending criteria. The valuation is an estimate and does not typically involve a new inspection, though structural work may bring a re-inspection.
- Offer. It arrives by DocuSign or post; you review it, sign the acceptance form and return it.
- Funds. After a final check the money is typically released within 5 working days of the signed acceptance, and the whole process typically takes around 3 to 4 weeks, depending on the complexity of the case.
If the money is for home improvements, more2life needs details such as planning permissions, quotes and photos, and you submit them before the drawdown application. If a policyholder has lost capacity, an attorney under a Lasting Power of Attorney for property and financial affairs can apply on their behalf.
Is the more2life reserve guaranteed, and what rate applies?
No. more2life says "Drawdowns are not guaranteed and your drawdown interest rate will be at the prevailing rate at the time the funds are taken and may be higher or lower than the interest rate on your initial borrowing." The Horizon and Tailored guides describe a fixed rate on each withdrawal, set on the day, and the Flexi guide makes the reserve subject to the terms in the loan offer.
So a reserve does not lock in today's rate for tomorrow's money. Its attraction is on the other side: more2life says "interest is only charged on the money you release, rather than the full amount available", which it says can lower the total cost of borrowing. Interest on what you took at the start still builds up, as how equity release interest works explains.
If a reserve is on the table, ask an adviser whether the lender can alter or withdraw it; the call-back form here brings one who will go through the offer wording.
How does a more2life further advance differ?
A further advance is extra borrowing taken after the plan is set up, not money from a reserve. more2life says you may qualify if you did not take the maximum at the start, or did but your home has since risen in value.
- Reserve first. You can only apply "if you have no remaining drawdown facility on your lifetime mortgage", and it is lump sum only.
- Advice first. "Applications must be made through a qualified equity release adviser", and you may change adviser or firm from the one used originally.
- Valuation. If your initial advance completed under 6 months ago, more2life can use the original valuation; after that you need a new full valuation.
- Timing. Usually about 4 to 6 weeks from application to completion, and a solicitor is your choice.
The rate is again the prevailing one when you borrow, higher or lower than on the first advance. Equity release top-ups compares the route across lenders.
Protecting inheritance, and repaying part of the loan
more2life publishes a no negative equity guarantee: "you’ll never owe more than your home is worth when the plan ends, so your family won’t inherit debt related to the lifetime mortgage." That protects against debt, not against a smaller estate. Whether a plan can set aside some of the home's value for your family is a point the adviser can explain on the call-back, free, after you send in the form.
How equity release affects inheritance shows the effect on what your family receives.
The Flexi guide lets you repay up to 10% of the total cash advanced in each 12 month period without an early repayment charge, from the day the loan completes. Other plans set their own limits, shown in the plan table; repaying early covers the general rules.
What stays the same however you take the money
A reserve changes timing, not the nature of the loan. more2life says a lifetime mortgage "is subject to compound interest, meaning the amount you owe can grow quickly", and that equity release leaves less in your estate and can touch means-tested benefits (see equity release and benefits). It may leave "limited or no equity" in the home.
Early repayment charges can apply. The Equity Release Council's member standards say "All customers who take out equity release need to receive independent legal advice", and Scottish homes are secured by a standard security, the form the 1970 conveyancing Act requires. How equity release works weighs these together.
Reserve and further advance: what people ask
What is the more2life Flexi plan?
Flexi is a more2life lifetime mortgage for ages 55 to 84, with an optional cash facility. The Interest Reward version, which gives a rate discount in return for committing to set monthly repayments for a specified term, has no cash facility.
Can a drawdown be added later?
The guides describe choosing between a lump sum and a smaller initial sum with a reserve when you take the loan. A further advance cannot bring a reserve with it: it is lump sum only.
Can I use a drawdown to pay for home improvements?
Possibly, once more2life has checked the works against its lending criteria. It may need a description, quotes or estimates, and photos, submitted before the application.
Starting with an adviser
Choosing a reserve over a lump sum depends on your home, your age and the purpose; a qualified adviser will talk it over free once you submit the call-back form.
